Here’s a quick Whistler market synopsis for the beginning of 2018 as compared to the past 2 years.

Number of Sales:
There have been 84 sales year to date in 2018 vs 102 sales for the same period in 2017, and 148 sales for the same period in 2016. The number of transactions compared to 2017 are down 18% and down 43% compared to 2016.  This is a big change from year to year but it’s important to get some more info before jumping to conclusions.

Median Sale Price:
2018 – $ 780,000 (+7% compared to 2017, +50% compared to 2016)
2017 – $ 729,000 (+40% compared to 2016)
2016 – $ 520,000

This is another big jump in the complexion of our market. We are transitioning into a premium market.

Active Listings:
We currently have 170 active listings in Whistler, with a median list price of $1,279,000

Jan 2018:  155 (-27% compared to 2017, -54% compared to 2016)
Jan 2017:  213 (-38% compared to 2016)
Jan 2016:  343

With such limited supply in our market it is no surprise that the prices will rise. In a very small market, with less than 17,000 properties on our residential tax roll, Whistler changes quickly with sudden changes in demand. With favourable currency exchange, record low interest rates, great snow, amazing summer programming and a new owner of Whistler/Blackcomb, the world has discovered our market.

With very little increase in the supply of residential properties in the area coming anytime in the near future, there will be very little change on this side of the equation. I do expect that demand may be affected by the higher prices, higher mortgage rates and tighter qualifications for financing but not enough to cause any significant dip in pricing because of the limited supply.

It’s been a busier week this week with 28 new listings and 15 new sales in Whistler.
